Report Overview
A synopsis of the potentially significant improvements.
Structure
Description and observations of the visible structural components including foundation, floors, walls, columns or piers, ceilings and roofs.
Exterior
Description and observations of the visible exterior wall cladding, entry doors and windows, garage door operators, eaves and facias, attached decks and porches, vegetation, grading and patios.
Roofing
Description and observations of roof coverings, gutters, flashings, skylights, chimneys, signs of leaks or abnormal condensation.
Plumbing
Description and observations of interior water supply and distribution system, piping materials, fixtures and faucets, drain, waste, vent, hot water systems, sump pumps.
Electrical
Description and observation of service entrance conductors, main overcurrent devices, main distribution panel, amperage and voltage rating of the service, operation of lighting fixtures and switches, polarity and grounding of receptacles, operation of GFCIs, smoke detectors.
Heating
Description and observation of heating equipment, normal operating controls, automatic safety controls, chimneys, flues, and vents when readily visible, heat distribution systems, solid fuel heating devices.
Central Air Conditioning
Description and observation of cooling and air handling equipment, normal operating controls, distribution systems.
Interiors
Description and observation of walls, ceilings, floors, steps and stairways, counters and cabinets, doors and windows.
Insulation and Ventilation
Description and observation of insulation and vapor barriers in unfinished spaces, ventilation of attics and foundation areas, report signs of abnormal or harmful water penetration or damage, abnormal or harmful condensation.
Built-in Appliances
Description and observation of installed dishwasher, range, cook top, installed oven, garbage disposal, range hood, built-in microwave ovens and refrigerators.
Site
Description and observation of walks, driveway, patios, visible drainage systems, site grade, visibly accessible retaining walls and rockeries.
A comprehensive summary of the Standards and Practices and limitations will be provided at the time of the inspection and in the inspection contract.
